LandScope AI
Four tiers, from an instant screening report to a filed pedido de informação prévia. What separates them is how much professional judgement is attached to the evidence, so each card says what it does not include as plainly as what it does.
Prices are introductory and exclude VAT (IVA). There is no checkout on this page: billing is not wired up yet, so every tier starts as an email and the scope is confirmed in writing before any work begins.
Free: what governs your municipality?
No account, no card. The precheck answers at municipality level: which plan is in force, whether we hold its encoded rules and a measured-height source, and which of the 18 national servidão layers hold records there. It does not screen your parcel, does not compute an envelope and does not price anything: those are point-level questions, and the screening report is what answers them.

29EUR
per report, plus VAT
The full site card for one point, as a printable report: cadastral parcel, PDM class and the article that sets it, the servidão screen across 18 national layers, the fiscal picture, and a buildable envelope where the rules pack supports one.

Coverage as of 15 August 2026: the PDM is encoded for 5 mainland municipalities (Cascais, Coimbra, Oeiras, Porto and Sintra) of 278, and 4 of those (all but Porto) have a measured building-height source, which is what a contextual cércea needs. Outside them a report still answers the national layers and names what is missing locally, and that is the honest description of what you are buying. How deep each of those five goes, category by category with the article behind every índice, is published and computed on the coverage ledger. Portugal Continental only: the national datasets exclude the Azores and Madeira. Questions go to max@maxaec.com, or start with the free precheck and the overview.
